Seller Representation
At Shepard Law Offices it is our mission to provide you with expert legal representation. We work closely with you to determine and address any and all particular requirements of your sale. We provide full service from assisting you with the language in your Offer, drafting and negotiating your Purchase and Sale Agreement, clearing title matters, drafting your legal documents and often acting as your power of attorney for the closing so that you can attend to other matters. We keep you updated on all details of your closing and are responsive to changing circumstances and difficult time requirements.
Buyer Representation
As Buyer’s attorney we will work closely with you and your real estate broker to review the Offer to Purchase and review and revise the Purchase and Sale Agreement. We take the time to explain the terms of your contract to you and to be sure it includes your desired details and specifications. We assist you with monitoring the dates in your contract and interact with your lender and real estate agent working as a team. We conduct and review the title search to the property and identify any title defects, mortgages, liens, or other title matters and work closely with the Sellers attorney to get these issues addressed to avoid a delay of your closing. We secure real estate tax information, condominium documents if applicable and mortgage surveys in order to confirm that you are starting your homeownership free of any legal issues.

Condo Conversions
A condo conversion is best explained as converting a property, most often a multi-family residence, that is owned by a single title holder into multiple individual residential units that can be sold to the public. This process requires an attorney’s attention to detail in gathering information in order to draft the necessary legal documents and file them with the appropriate Registry of Deeds so that the sale of Units can take place efficiently.
Amending Condominium Documents
Over time circumstances can change in an Association. Whether it is a need to revise the Trustees or the Rules and Regulations, it’s important to keep the Associations documentation up to date. Depending on how the original documentation is drafted an Amendment can be a simple process or it can be more complicated involving multiple assents by all unit owners and their lenders.
